In the book "Homestead Survival, Chapter 2: How to Fund your homestead", the author makes a few great points I feel I should share here.

Tips
  • Try for owner finance.
  • Talk directly to the verified owner
  • Make certain there are no leins and the title is free and clear. Dealing with a lein complicates everything immensely
  • Be direct (tactfully), be honest, and be realistic
  • Get a title company to verify the history of the property
  • If possible, get a local real estate lawyer to review the agreement and make very sure nobody is getting screwed
  • Other tips shared is that the purchaser should do thorough due diligence in contacting the county the property is located in and verify, in writing, that the land intended to purchase is indeed zoned for minimum of residential and agriculture use

    Once the property purchase is out of the way, the first thing recommended is shelter. Shelter is a human basic need, no matter what. Begin small...barely big enough for whom you live with currently. As time marches on, expand as necessary. In your design, try to leave room for expansion...put thought into the future.
